10:26 EDIC LAND IN FALMOUTH TECHNOLOGY PARK – Jim Fox

  • EDIC has 2 acres of land in the Falmouth Tech Park.

  • Joe Clancy will give an opinion/appraisal on its Lease Hold Value for $750.

  • Need a Lease Value before we can discuss an Offer to Lease.

  • Fox recommends that we lease vs. sell the land, to bring consistent income into the EDIC – estimated at $16k a year.

  • Falmouth Aquatics is making an offer for an adjoining land, but they need 2 more acres for their projected building site. Fox thinks it may be possible that they would lease the EDIC land to complete their development plan.

  • Fox will work for free (no financial interest) if he represents the EDIC in this transaction.

  • Fox wanted to obtain Board approval to approach Falmouth Aquatics.

  • Fox will recuse himself if his participation poses a problem.

  • It will take a couple years to begin the project to get thru zoning and other permits.

  • It is unknown what part the YMCA may take in the Falmouth Aquatics project.

  • Fox will present the letter of intent and lease ideas at the next meeting.
